What the communities are like in Marbella
Marbella has the oldest and most mixed stock on the coast. Urbanisations from the nineteen seventies, with big repair bills still to come, sit next to buildings handed over last year. The two need very different things, and should not be treated the same way.
So in Marbella the part that matters most is major works and financial transparency. It would not carry that weight in a city centre block. A comunidad here should not be sold a service built for somewhere else.

What we do in every Marbella comunidad
- We check the accounts against the bank every three months, and give the committee the result in writing.
- Notice of the meeting in both languages, fifteen days ahead, with every point explained.
- A short summary of what was decided, within forty eight hours.

Questions about Marbella
Do you look after communities in Marbella?
Yes. Marbella is inside the area we cover, which runs from Manilva to Benalmadena. We work in both languages and use the same Standard in every community, whatever its size.
Does my administrator need an office in Marbella?
No, the law does not require it. In practice it matters less than how fast they reply and how good the paperwork is. What you should insist on is one named person who answers, and who can come to the building when needed.
Can we change administrator in the middle of the year?
Yes. Article 13.7 of the Horizontal Property Act gives the administrator a one year appointment, and the meeting can end it at any time. You do not have to wait for the year end, and you do not have to give a reason. Just plan the handover of the records.
