Fees
What we charge, and what community fees pay for
Price is rarely what decides it. What decides it is everything that falls outside the fee, and almost nobody publishes that. Here is our full list.
The fee
[amount] euros per home per month, with a minimum of [amount] euros a month per community. The usual range on the Costa del Sol for mid sized communities runs between [range] euros per home per month. We put it alongside on purpose: if we are above it, we want the conversation to be about what you get extra.

What we do not charge extra for
The president can ask us anything, free and without limit. Before you request a quote, order work or commit the community, ask us what majority it needs and what has to happen first. We answer in writing within one working day. A president who asks first saves everyone a challenged decision later, so putting a price on it makes no sense.
Three rules about the invoice
- Nothing absent from this table is billed without the committee's prior agreement. In writing and before the work is done, not after.
- Third party fees do not pass through us. Lawyers, surveyors, notaries and auditors are engaged by the community and bill it directly. Veridia adds no margin and takes no commission on them.
- No supplier commissions. We take nothing from the companies that work for the community, and any connection is declared in writing.
The fee credit
Seven of the ten commitments in the Veridia Standard carry a credit: if we miss them, the community deducts the agreed amount from the next invoice without having to claim it. The amount and the procedure sit in the schedule to the contract.
What Veridia does not guarantee
- We do not guarantee that a developer or builder will repair anything. We guarantee the claim is made in time, in writing, with proof of delivery.
- We do not guarantee the outcome of any vote. The general meeting decides, and sometimes it decides against our advice.
- We do not guarantee that a legal deadline survives if the information reaches us too late.
- We do not audit accounts. We reconcile bank statements, which is a different thing, and we call it by its name.
- We give no tax advice and no legal representation. We work with lawyers and surveyors billed directly to the community, with no margin for us.
