Veridia
Conflicts of interest policy
When we have an interest of our own, and what we do about it. Published because we have related activities and because we would rather it be minuted than raised against us at a meeting.
Veridia and [AmigoFix] are related. One looks after communities. The other helps individual owners with coordination and language. Both can end up working in the same comunidad. When that happens, these rules apply.
The six rules we apply
We say so in writing before anyone asks
The connection is declared in the engagement document itself and recorded in the minutes of the relevant general meeting.
We do not control the formal acts of our own appointment
We do not write the notice or the agenda for a meeting where we are a candidate. We do not act as secretary at that meeting. And we take no part in counting the votes.
Third party fees are billed to the community
Lawyers, surveyors, notaries and auditors are engaged by the community and bill it directly. Veridia adds no margin and receives no commission.
We do not advise on replacing the agent if we are a candidate
That advice is given by another professional or not at all. Giving up that piece of work costs little and removes the easiest objection anyone could raise.
We ask that the current agent be invited
When a comunidad compares firms, we ask that the current one be invited on the same terms. It makes the decision stronger, and much harder to challenge later.
No supplier commissions
We receive nothing from the companies working for the community. Any connection with a supplier is declared in writing before it is engaged.
Why this page is public. A conflict declared early is just a fact. A conflict found out late is a problem. If you ever think we are not keeping to one of these six points, write to us, and we will answer in writing.
